A reliable Airbnb turnover is a repeatable system: clear checklist, realistic timing, linen plan, restocking process, and a final quality check before guests arrive.
For a short-term rental, cleaning is not just housekeeping. It is part of the guest experience and a critical part of the turnover operation.
The best hosts do not rely on memory or last-minute text messages. They build a repeatable system that gives cleaners enough time, defines exactly what “guest-ready” means, and makes it easy to catch problems before check-in.
1. Build one turnover checklist
Your checklist should cover more than wiping surfaces. Include:
- Kitchen and bathroom cleaning
- Floors and visible dust
- Beds and linen setup
- Trash removal
- Guest-supply restocking
- Appliance and remote-control checks
- Visible damage or maintenance notes
- Final staging and photo-ready presentation
If your cleaning company also handles linens or restocking, document exactly where supplies are stored and what the expected par levels are.
2. Separate cleaning from inspection
A turnover is easier to manage when the cleaner knows what to clean and what to report.
Ask for clear communication around:
- Missing or damaged items
- Stains or excessive mess
- Maintenance problems
- Low supplies
- Late guest departure
- Access problems
A cleaner should not have to decide how to repair a broken fixture or resolve a guest dispute. Their job is to surface the issue quickly so the host or manager can act.
3. Give the team a realistic turnover window
Same-day turns can work, but only when the schedule allows enough time for cleaning, laundry, restocking, staging, and unexpected issues.
Build buffer time whenever possible. A late checkout, large amount of laundry, or unusually messy stay can quickly compress the schedule.
If you operate multiple properties, share one central calendar or consistent scheduling system rather than sending individual instructions for every booking.
4. Create a linen plan
Linen bottlenecks can delay an otherwise efficient turnover. Decide whether linens will be:
- Washed on-site
- Taken off-site
- Managed through duplicate sets
- Handled by a separate laundry service
For many hosts, duplicate linen sets reduce risk because cleaners are not waiting for a washer and dryer to finish before they can make the beds.
5. Standardize restocking
Create a simple par list for items such as toilet paper, paper towels, trash bags, soap, dishwasher supplies, and any guest amenities you provide.
Store supplies in a clearly labeled owner closet or cabinet. The goal is to make restocking obvious and repeatable instead of asking the cleaner to guess what “fully stocked” means.
6. Plan for Las Vegas dust and hard-water residue
Desert dust and mineral residue can make fixtures, glass, and horizontal surfaces look dirty quickly. Build those areas into routine quality checks, especially in bathrooms and on highly visible surfaces near windows.
Periodic deep cleaning can also help address detail areas that are not practical to complete during every fast turnover.
7. Choose a cleaning partner for operations, not just price
For a vacation rental, reliability and communication matter as much as the cleaning itself. Ask prospective providers about scheduling, backup coverage, quality-control processes, and how they report problems.
